It's going to be my primary residence while I fix it up, and them I'm renting it after that.

On a side note how do you "mention someone" in a post like you just did to me

I can't figure it out for the life of me !!

It keeps coming up as everytime I drag and drop a name

Why would a previous landlord tell you anything wrong with a tenant if they want them out ?

If I had a problem tenant and wanted them out I would say good things about them :)

The bank wouldn't let me conduct an inspection until after contracts were signed.

I can always use the inspection contingency to get out of the contract if need be

@Julie Thevenow It's amazing that I have to include things to make them act like a normal person !! Ha

@Steve Rozenberg I heard a tip from a guy at a bar once that if you don't have a property manager, pretend to be the property manager so the tenants don't think you own the house. Is there any law that says I can't do this ? I think it's a great idea. If you pretend to manage the property you can always blame everything on. "I don't think the owner would like that".

What are your thoughts on that ?? 

I will be renting my first house in the next couple months.

What are some of the best things you guys include in your lease agreements that you've learned over the years ?

I'd be interested to know the story behind it as well :)

My closing costs are around $5,500 Plus Taxes and down payment (So around $11,900). I got the seller to agree to a $4,200 concession :)

I have a friend that is a contractor. What do you think about using him, do the work myself, and have him sign off on it ? Is there anyway that wouldn't work ?

I'm confused when you say your husband has to stay, but you're free to move ? Not something I'd want my wife to say.. but regardless. Ultimately it's up to you, where do you see yourself living 5 years from now ?

I currently signed contracts yesterday for a 2 Bedroom, 1 Bath, 800sqft home on .35 of an acre with a detached 1 car garage. My HUD home inspector is scheduled to meet me and my realtor at the property next week. I already know the furnace doesn't work (I have 1 already) and there is a "broken pipe" so the bank said they can't properly de-winterize the home. My real estate agent said she could list the home for 120-125k after I bring the home up to inspection standards with my 203k rehab loan. I'm in contract for 70k. I'm hoping the repairs don't exceed 10k...

I plan on using this property to move out of my parents house(I'm 23), and then using the equity to purchase another property 6m-1yr down the road

Is this property worth the invest ?
