You're keeping $2000 of their security deposit because you couldn't rent the place in time ? Put yourself in the place of the tenant, "my landlord is keeping my security deposit because he can't find a new tenant". I'm sorry you had to deal with a bad tenant, but it sounds like you got every dollar that was owed to you

Sounds like you wrote off bank financing without even giving it a chance. Get pre-qualified and see. I don't see why they wouldn't lend to you, unless you claim everything and your net income is like 10k a year. Best of luck
