I do a take-off for material and add labor to the material take-off. Then add labor units and rates. Hope it helped.

When wholesalers provide costs to repair or revamp existing homes, how accurate are the calculations on their assumptions?

I operate construction projects and can see that many times their swag projections are no where in the ballpark.

It is very important to make a site visit and take measurements of the exact scope of work before bidding on these types of properties or risk major loses.

Your thoughts.

@Frank Gamez - solid point. Do you leverage resources/team (i.e. craftsman, realtor)? 
And maybe commit to keep reusing their skills for long terms.

I do this, especially with profit ranges being minimal in ARV. I am able to expand my portfolio by buying land, restore land, build homes and even design outdoor patios/kitchens. Just a suggestion.

When this happens to me I request a new appraisal. This might mean you might have to pay for this fee. But, we need to realize that the appraisal is providing his/her opinion. 
I ask the lenders to provide me a list of how many appraisals this individual has done. 
I build and sell $500-$1M homes and the last thing I want is a appraisal that has little to no experience evaluating my type of build.

@Greg Pond - I install a open concept living area. Spouses  (man/woman) like to be involved in discussions while still in being in the kitchen. 
I also provide a outdoor kitchen/grill/fireplace.
Many people love to be outside with children as they are cooking outside and this brings in the family or friends closer. “Family Value“ I call it.

You will need piling and WPI8 certificate. Pull up WPI8 engineer on the Texas website. Vett them to get a general design tip And who they recommend on contractors, submit the design to 4-5 contractors for bid.
I do design and construct but I am loaded with work in Conroe now. I should be available in Mid-March.
