Hi All, I’m looking at purchasing my first property and I’m focused on small multi-families in southern NH. There is a listing for a duplex and the description says “Sale is subject to probate court approval.” I’ve done some searching through previous discussions and I’m not sure I’ve gotten a good sense of what this means exactly. I’m aware of the general concept of probate, but I’m curious if people have experienced extended timelines when pursuing deals like this. Any general advice? I don’t want to wait around for 6-12 months if this would take that long.

@Matthew Stanizzi ok, gotcha. The loan types you mentioned were specific to multis with <5 units. So in your opinion 3-4 units is just a better starting point based on rehab loan options and I assume better cash flow?

Hi All,

Excited to connect with folks from the New Hampshire area. I've really been inspired by listening to the BP podcasts recently and I'm taking the plunge into networking. If anyone from this region has recommendations on how to connect, I'm open to advice. I just signed up to attend a few local meetups, so that should bee a good start. Also reading quite a bit and messing around with the calculators on BP. I'm blown away by the supportive vibe I'm seeing in the forums and am really excited to become part of the community.

Right now my initial goal is to purchase a duplex in the seacoast of NH, fix it up and move into one of the units while renting the other. The upside of this is that I'll get some experience as a first -time landlord, as well as gaining exposure to the process of purchasing a multi family. My concern is that this will tie up my cash and will prevent me from adding additional properties unless I can BRRRR it, which isn't a sure thing. Is it realistic to think that I can leverage this experience to reach out to someone and partner on a subsequent property? Any alternative methods I should consider?

Any thoughts would be greatly appreciated!
