My name is Ben Smith and I live in Fernandina Beach Florida. I work in the home improvement industry as a Sales Manager for a stone work company specializing in the fabrication and installation of granite, marble, and quartz counter tops. I previously worked as a Realtor for approx. two years before I moved to FL. As far as my investment history goes I've done one successful flip and have a duplex that I'm house hacking. I plan to buy another small multi family next year. I am on BP so that I can learn everything I can about investment and property management. 

When evaluating a a duplex, triplex, or quadraplex do you use the sales approach or the income approach?
