I own seven rentals and manage four others. I run everything through one dedicated account. If there is a big expense on one property, you can use the cash flow from the other properties. And, in my opinion, the entity functions more like a business than 11 separate businesses. Always make sure to have enough there for tenant deposits though.

My office used REW leads. I like that you can text and email from the CRM, especially email MLS listings. It can be difficult though to categorize the leads and set reminders.

Sorry to hear that Daniel. Which line is leaking? The water source to the house or the sewer line? Is the home on a slab or a crawl space? I recently had to put two sewer cleanouts in for a duplex because the clay pipes collapsed. The previous cleanout was on the roof.

Hey @Kevin Noonan, Oklahoma City is a great market to invest. Appreciation can be slow because we're a linear market. But there is huge demand right now. Every time I drive by a U-haul lot its full of trucks. Because people are moving here in droves. Let me know if you need any OKC market intel.

Yikes! Was the company OG&E? That's the first I've heard of the public utility charging a home owner after the ice storm. I'd agree it sounds fishy.

Hey @Nancy Nakamura, a licensed agent could type in a property's address and see if the home is in the flood plain. There is no river close to Yukon. And the Canadian River runs through Oklahoma City but there isn't much housing development around that river. Many parts of Tulsa flooded last summer with the heavy rains. But Oklahoma City hasn't experienced any significant flooding in my recent memory. Maybe I'm missing something? More folks in Oklahoma were concerned about EARTHQUAKE insurance in the mid 2010s. But most oil and gas companies have stopped drilling injection wells that most likely caused the spate of quakes.

Really the only downside is having to pay the bi-annual MLS dues (which are close to $1k annually in my state). Upside: you can represent yourself on the buying side and have the seller pay you a commission or leverage a better price in lieu of a commission. (Of course, you have to disclose you're an agent on the offer). You can set up your own showings in MLS and get first crack at all the new listings. And you can buy/sell homes for friends and family as a side hustle.

Yes that is all true. Definitely not my best deal but I figured its worth sharing the strikeouts along with home runs. I'll hold on to it and write off the loss and hope for the equity.
