I agree on the house hack. Doesn't your VA loan allow you to go up to $500k in buying power? I'd buy a multi-family and live in the unit with your VA loan. And then take the savings and buy SFH in a consolidated area so you can learn more about that pocket of the real estate community. You could own 8-10 doors in a few months with minimal personal housing expenses. Then keep the W2 job until you don't want to work there anymore. Either way, you're in a great position.

Yes, I'd agree with Forrest that Oklahoma City has appreciated rapidly in the last years. The median sales price has jumped 15% since January 2018 and some areas have appreciated 10% in the last 6 months. There are pockets of south OKC where you can find rentals for $50-60k but there's a ton of cash buying competition from old school landlords who scoop those up off market.

What neighborhood in OKC is your duplex? Is it north or south metro?

Also, did you manage the rehab from Florida?

Hey @Blake Sullivan, I've had a short term rental for 16 months on the NE side of OKC near the OU Medical Center. This giant medical complex is just east of downtown OKC. I've had my share of guests that are medical professionals or in town for a procedure at the hospital. There are still some deals on the northeast side if you stay between the OU Medical Center and MLK to the east. Tons of activity and remodels in the area. Also some new construction. But I've kept my STR full nearly every day.

Hey Chai, sent you a message. I know there is huge demand for Air BNB around the state fairgrounds, as well as close to downtown/midtown north of I-40. I have a STR near the OU Medical Center that has performed well the last 15 months

I have an Air BNB in northeast OKC and, as of yet, there are no municipal restrictions on Air BNbs. Your budget would give you a lot of buying power in the OKC market. I'd look close to the downtown area as most guests I've had are in town (this is pre-Covid, obviously) for concerts, events, etc. But even during Covid, my unit stayed full most times.
