@Samat Davletshin Much like the rest of the country, deals are scarce in OKC right now. The only 70% deals I'm hearing about are off-market/friends and family type stuff. And those are rare. Anything that goes active in MLS is chum in the water for cash buyers. And I'd echo the sentiment on finding a contractor in the summer. They don't need the work right now but if you can build a relationship and loyalty when things are slow in the fall and winter, you're more likely to get good service when things get busy.

Any deals under $100k in OKC would be on the southside between I-40 and I-240 ... or northeast Oklahoma City. Those areas cash flow well but the opportunity for appreciation is less, by and large.

OKC! OKC! OKC! Haha. I'm biased, but many out of state investors we're working with are finding good returns in Oklahoma City. Markets are completive nationwide and deals are scarce. But the Oklahoma City market continues to be a nice place to find deals.

The taxes really depend on what school district the property is in. For instance, property taxes are notoriously higher in Edmond, suburb north of OKC.

@Brian Walters Hey Brian, I'd suggest starting a relationship with a title company in each market. They often have a person on staff that will generate these lists for clients if you close there a few times. Stewart Title in OKC is one.

Hey @Tatiana Conta, I definitely think mortgage brokers are worth it. If you still with one bank, they might not have the right loan products for your deal. Or regulations against certain types of lending. A broker, however, can shop around and get creative.

@Chris Dimoff Hey Chris, I've represented and talked with several clients in large markets looking at cities like Oklahoma City, Tulsa, Wichita ... markets that are still relatively affordable and can cash flow. We've seen 10% appreciation in OKC the last 6 months - like most of the country - but this is still a market, like many others in the Midwest, where you can still achieve the 1% rule.

@Luke Andersen I've had several clients reach out to me about Oklahoma City. Markets in the midwest are still relatively affordable (relative to coastal markets) and you can still achieve cash flow and - in some cases - meet the 1% rule.
