Does the tenant have a lease in place? Seems you could take the deposit at closing and give them a 30-day notice to vacate.

If you can find something off-market where you're not competing with any other buyers, that would be ideal. A seller in your personal network would be where you could get the best deal.
One tactic is to shoot a lowball offer without a deadline. If the seller doesn't get any better offers, yours is still on the table.

I'd start with your own personal network and let everyone know you're looking to buy a house. You'd be surprised how many people have a one-off rental they wouldn't mind getting rid of.

GCs are like quarterbacks in football. If you have 2 GCs, you have no GCs. I've never seen a pair of contractors agree on anything. The other guy always doesn't know what he's doing.
