If the rent in the area goes for $1500 to $1600 then may make sense to drop it. It all depends if you are okay sitting on it for a little while.

I think it all really depends on your appetite for investment. They all have pros and cons. I personally like multi-family properties as they have less capex (one roof to replace vs multiple) but that is just my style with investing. If you are looking for someone to help with the 1031 EXCH itself, I am happy to provide a name of someone I work closely with.

I can't speak directly in regards to the Memphis market but here in New Jersey, I actually do see a good number of them. They have always intrigued me but I never looked further into it as they're a little out of my wheel house. Listing on the MLS is a good start and listing them commercially as well works. They seem to take a little bit more time to move.

A lot of our clients use REPStracker and like it a lot. I recommend just trying some out and seeing what works best for you. As mentioned in your last sentence, you want to make sure you elect the correct election.

It all depends on what kind of detail is needed for the rehab. Being in the metro-NYC area, prices are all over the board. Some more details would be needed but I would recommend just asking around contractors and seeing where things stand.

I would highly recommend meeting with a lawyer for an hour or so to discuss contract. The money spent could save you big time in the future.

Utilizing the VA loan is a good first step in terms of investing. There are tons of resources on here for the FL area and I'm sure you'll be able to build out your team. Just note with the hurricanes, things are a little crazy down there. It potentially could be a good time to buy as people are looking to get out.
