Being solely in self managed in multifamily, I see poorly managed properties alot, the physical asset would concern me the most. Some of the best numbers come from dumps. 

Some sort of routine inspection service would be pertinent. Vacants are actually vacant, common areas, turn over quality, matching expenses with whats actually done, capital improvements etc.

Its an interesting trend the Rubs programs in multifamily is including more and more  Trash, Water, common area energy, vacancy recovery. Wonder if a similar program could be done for mowing. In my earlier investments I did an escrow for lawn snow & all utilities -> Management nightmare but worked.
