Hey Sam,
I live in woodstock and its a great quickly growing town, with that being said, appreciation and cash flow don’t often get along very well.
I do know of a few cities in Georgia that can get you very close to the old 1% rule, and would be happy to help out if you’d like.
If you could find a distressed deal in woodstock, I say go for it, but there are many surrounding cities that you’d have better luck at finding a turnkey cash flowing investment.

If I were in your shoes I’d definitely have the conversation with them first and see how that goes.
Personally, I don’t like starting with the letters because they get offended, but if it persist I’d definitely start a paper trail.
The only resident I’ve evicted for marijuana has been a trafficker, so I had police and dogs walk by the unit multiple times to be sure.
Check what you have in your lease, then you’ll see what leg you have to stand on.

That is such a good response and exactly how I would like to run my business. Sounds like it’s the perfect answer. No such thing as fast money, and working towards a future with a solid foundation.

Yes! Quote the lease on a letter you write them(need to keep the letter for documentation)
I would then give them a call, letter, and email with the same thing as the letter.
Any future letters result in a fine.
When you build up enough documentation, follow through the eviction process.
They are not the occupant, you do not need to comply with any needs of non occupants following ADA.
Alternatively, you can have the roommate staying fill out an application and be accepted on their own.

I am wondering, as I am looking to do a BRRR soon, first time.
What do you mean by not recouping all your cash? How do your properties look now? If you were to sell them, would you turn a profit?
Are you saying that the rent prices have not paid off the entire mortgage? I thought that was to be expected when we are dealing with leveraging long-term debts.
Look forward to your response as I am fairly hesitant about putting my savings into real estate.
