Looking at a listing that has "BUILT PRIOR TO 1978- LEAD BASED PAINT POTENTIALLY EXISTS.

As a landlord and according to Mass laws, what does this mean to me?  Am I required to have the house tested and lead removed prior to renting?

So I'm itching to get my first deal in.  Decided to place bids on Hubzu which I won and signed P&A for.  Great deal but as a newbie I guess it spooked me a bit.  

Can I wholesale a deal from Hubzu? 

I figured instead of letting it go I'd see if I can wholesale it and if I meet anyone willing to maybe they could walk me through their process as they flipped.

@Jay Hinrichs - I'm curious to know more about your comment for my own interest/knowledge.  To me, it sounds as though @Thomas Anderson is including these clauses to allow him an "Out" in case he doesn't find a buyer.  Why would adding this clause be a weasel clause?

Yes certainly!  I would have them add you as a contact to their existing mortgage to make sure you're able to communicate with the bank when needed to find pay off balance etc.  I would not inform them of the subject to as that may trigger the due on sale clause before you're ready to refi.  

Thank you @Ann Bellamy for the info.  This was just a scenario I didn't think of and so was curious and figured I"d see what my BPers thought.

@Mark Nolan Couple Q's for you.  

If I go Solo 401K can I can I contribute tax free from my W2 job? 

Can I role an existing 401K plan for a company I'm still employed for into a solo 401K?
