The problem with those kinds of calculations is that you have to make very specific assumptions about what the future appreciation is going to be, and that's very hard to get right. There has been a tremendous appreciation wave since the recovery from the financial crisis, but one has to wonder how long that can continue. Property cannot double in value every 5-8 years, or within a generation no one will be able to afford anything. That kind of appreciation simply isn't sustainable, and requiring that kind of appreciation for the numbers on a deal to look good is how many many people got zero'd out in the last crash.

@Michael G. looks like there are a lot of available rental listings in that area over the last few months, are you at all concerned about the increasing supply of renovated units depressing rents in the area?
