Believe me it's a hard sell unless she wanted to get in the business before you brought it up. My wife and i are saving for our first multi and it took some convincing. People put way too much sentimental value to things especially houses. You pretty much have to lay out the pros and cons and lean more towards the benefits in your "pitch" and try to make her understand it's a business move. If that doesn't work, sometimes you just have to put your foot down and do what you feel you have to do. She'll either get on board or she won't. Either way, don't let that stop you from achieving success. Good luck. Fyi, I'm in corrections. And RE is what I'm focusing on when I retire in 2 yrs whether she like its or not.

Let your confidence, and knowledge be what guides you. With that being said, racism or not, your wife is closing deals, then let her. Eventually you'll be in a position where you won't need a bank.

Phil I truly appreciate the feedback. Regarding the 7-10 day inspection, being that I'm new, let's say I don't have a buyer within that time frame, then I happen to find one, does this mean that the buyer doesn't have the opportunity to perform the inspection? What other clauses do you recommend I put in the contract? Also, could you email me the sellers contract and assignment contract? Thanks.

Hello everyone! I'm also trying to get a start in real estate, specifically, wholesaling. Does anyone have any idea if we have escrow/closing agents here in Connecticut, or do we have to deal directly with real estate lawyers? Where would I be able to get both purchase and assignment contracts? Also, what is the standard/typical inspection period in Connecticut? And should I have the contract assigned prior to that time frame expiring? Thanks.

I am new to real estate and I am trying to find the best route on how to acquire the sales contracts needed to perform a wholesale lease option here in CT. And also, what specific clauses should I include on those contracts? Thanks.
