Thank you for the information! I did know that some lenders will take potential rent as income. I will look more into this to see if I can make it work out.

@Jonathan Anderson you mentioned seller financing have you or someone you know done this or have experience with this? I’m interested but do not know how to approach the situation.

Thanks David! I felt as though that’s what the answer was going to be. Looks like I’m either going to have to make time for a w-2 job for sometime, wait, or look more into finding seller financing options.

So I have worked my tush off working on my credit it's not the best now but good enough. Now where my problem lies is I am just starting to work for myself. I had some time in 2019 that I worked for myself and I started again this April 2020. I do not have someone to co-sign. I know that there are other financing option but utilizing my VA loan option seems to be the best route. I feel stuck because I want to continue with being self employed but don't want to wait 2 years.

@Sean McDonnell Thank you! I have found it harder to find duplexes in Arizona but I am also new to the area. I have thought about doing a traditional house hack and really want to do the BRRRR strategy. The one thing that has held me back is that I have my children part of the year and they spend the other part of the year with their father. I have thought about doing Airbnb because then I can choose when I want guests but have not looked much into Airbnb. Thank you for giving me more to think about!

Hey BP!

I want to utilize my VA loan benefit and am looking where to start and what the cons may be. I am looking to purchase a duplex in the Tucson area. I have been working super hard to rebuild my credit and therefore the 0% down is really appealing. I do not have a huge savings to put anything down and I do not want to spend years saving when I feel like I can get started now. Any advice helps.
