@Kelly Claiborne for me it is money. I am fixing my credit but I have also ran into the barrier of not having a long enough self employment history.. I worked for myself from July 2019 - November 2019 then went back to a w-2 job and went back to working for myself in April 2020. I have been told that I will have to have 2 years history of working for myself before anyone will lend to me. Where I have lack of knowledge is where to start when trying to approach seller financing. I went through a divorce about 2 years ago and am recovering from that financially and I never thought working for myself would hold me back. And that is frustrating because I am able to use my VA loan benefits but I do not qualify yet. So I'm trying to educate myself on how to approach seller financing and trying to build relationships with local lenders so that I will have that foundation when I do qualify for a loan from a bank.

@Vincent Morales, Thank you! That is fabulous that you have been able to accomplish that many flips! I am actually enrolled and working towards getting my RE license here in AZ. As far as my interests in investing I just moved here so I am not very familiar with the area and have just been told to pay close attention if buying in South Tucson. The price range is really dependent on what I am approved for but have been exploring other possible finance options outside of the bank. I have set a top budget of $200,000 but ultimately just want to make sure I do not get too in over my head with my first deal and want to be able to refinance out of a VA loan to utilize that Avenue if I want to again. Depending upon when I buy will depend on if I choose to do the 0% down with the VA loan. For an exit strategy I really want to buy and hold but if needed I want the property to be able to have some forced appreciation and able to have minor upgrades that I can do myself and hopefully by then I would be able to list it myself so that I would not have to worry about selling costs. I have not had anyone to really talk over any of this with and networking has been something that I have not spent enough time doing. I am eager to start but do not want to blindly let myself up for failure.

@Vincent Morales so this is my first deal and I'm actually new to Tucson. I have not contacted any realtors because I have not been pre approved. I have been in contact with two loan officers about a VA loan.

Hey @Vincent Morales I am glad that you were able to sell one and the viewing are picking up on the other. Covid has actually made the process of making my very first deal difficult because of lending. I have thought about exploring seller financing because of it. I wish you luck!

@Joe Callantine I am looking in the Tucson area but do want to get more involved! I think living tiny is easier to sustain and it is easier to have higher quality because you to not need as much!

@JoeCallantine I am extremely interested in this as well! I have not done much research but I have ambitions to have a tiny home and have through about buying a trailer park type property an turning it into something like this but I don't know if I could..

@Kevin Phu I agree that a lot of people give up when they realize it comes with a lot of accountability and discipline. I decided if I'm going to work hard I want it to be for myself and not someone else. I think that is something very important to tell people getting into it because a lot of people do not stick with it because it is overwhelming and I bet all investors at one point thought about quitting early on. I know I have gotten overwhelmed but instead of giving up, I find a way that works and let it motivate me to keep going.
