Linda I am in your area.  It is a hot market.  I have rehabbed dozens of houses in Montgomery, Prince George's, Frederick and surrounding counties. The scenario you described is not a deal.  I see a lot of newbies coming in as motivated buyers and buying properties whether the margins are so thin.  Don't get into a property because you want to do a flip.  The numbers don't lie.  I think your rehab numbers are also too light even for contractors. We lend hard money to contractors who do their own rehabs and they still need more money.  Also kitchens sell a house. You will need to put new kitchens. Be patient and make lots of offers.  I have eight rehabs going right now. Good luck.  Be careful about putting down such large deposit on a property until you are experienced and have reliable financing.

It depends on the amount of information you provide.  If it is just address it could be a couple hundred and if you have talked with seller and have information about the motivation and can provide contact it would be several hundred.  I have one in your area that sent me four leads yesterday.  Contact me if interested in working together.

I use CMT Contractors.  They are licensed and investor friendly.

I am in Maryland and wouldn't touch a property with existing tenants without current lead certificates.  Too much liability.

Yes it is if the seller is an owner occupant residing in the property.  If it is an investment property I don't believe the law applies.  Read Maryland Law SB 761 (2005) for more details.

Sorry to hear that.  I have a situation where the tenant last month turned down cash for keys and dropping the eviction.  Now she has an eviction date next week.

In my opinion renters and buyers seem to prefer gas for cooking and heat if it is available.  I have also found that heat pumps do not heat the properties well in the winter so the tenants tend to turn them up to 85 plus then open the windows.  Either was I would make sure they are responsible for utilities and you do not include it in your rent.
