I agree with the assessments that In Annapolis inventory is low and the cash flow won't be as good.  In most areas in Baltimore City and Glen Burnie you can get higher rent ratios ranging from 1.5 to 2 percent.(eg a property that rents for $1200 would be as low as 60k all in at 2 percent ratio). Depends on your objective (cash flow versus equity).

@Russell Brazil  I am curious as to why you are saying if the Amazon HQ2 lands in Montgomery County the impact on housing prices will be marginal.  I live in Silver Spring and am considering selling in a few years.

@Chukwuemeka E. Nwozuzu Read State Bill  (SB-761)  It is a law that protects homeowners in foreclosure.  You should not be going after those leads.

Foreclosure deeds in general take longer due to trustees workload.  Yes your title company can get them and record them back to back.

@Account Closed  The DOM in the Baltimore area depends on the location, pricing and the type of rehab one does.  Most of my rehabs sell within 3 to 5 days with multiple offers.  The average across the area may be higher.

I own several duplexes as rental property. I love them as I can spread my risk when it comes to vacancy.  I did not buy them as house hack. I do agree that are not easy to come by. Keep looking.

I have made several offers on Single Family properties without inspection or any other contingencies.  I have done several dozen rehabs and a couple hundred deals so I know what to look for and know how to estimate repairs.  I don't recommend that strategy for a newbie .

Typically the seller pays for the resale package and you get a chance to review it. In Maryland the contract has an HOA addendum that gives you a chance to review and back out if not acceptable.
