We sold our condo via seller assist October 2023 with a five year balloon payout and received 20% deposit at closing. The new owner has lost his job and will relocate for a new one. He is asking if we would like to buy it back before he lists it. These are hard to sell as they are cash only. What would you do? Buy it back or let him list it? Or is there an alternative I'm not seeing?

This group is always full of great advice. Can you help again?

We are selling and will be offering owner financing. The terms will include monthly payments on a 15 year amortization. What happens if the new owners wants to pay more then the preset amount? How do I/we keep track of amortization?

@Theresa Harris thanks so much. When I spoke to the first PM that said they waive the security deposit, I was ready to end the conversation. But, when a second PM company also said this, I was thinking, am I am missing something. Thanks for the validation

I am interviewing several PM companys for my first rental, its long distance. Half of the PM companies do not collect a security deposit. This makes me nervous. Am I overreacting? What is the benefit to a landlord of waiving the deposit, as I dont see any?
