Try going on Next Door and ask for a recommendation. I’m sure plenty of neighbors have a handyman to recommend.

In LA once an ADU is built the property falls under rent control.

Keep the home and never sell!

Hi, as a landlord you legally need to give tenants 24 hours notice to enter.

If water meter is running I would try to get in as much as possible!

I would also set tenants up to pay utilities... Livable dot com is a company that can provide that service for you.

Anytime I get a quote and I don't understand it, I ask the contractor to "walk me through your pricing". Ask him why the price is what it is....the price does seem high to me, but heck, who knows?

I get a lot of contractors through the Next Door app, perhaps try that.

The CARS rental agreement should suffice.

A few things:

Please report to the city. They need this info for their stats, etc.

Document area with photos.

Develop a relationship with your council member for that neighborhood and find out what they are doing and report same to council member.

Get on Next Door and monitor it from that as well.

This could be a safety issue for your tenants as well; as a landlord you are obligated to protect and provide to them safe housing; if you need to build a fence or whatever then do it.

Get involved! Homelessness is everyone's problem; the city is actively working on solutions, people may or may not agree on how it is being handled however better to be part of the solution!
