Depends on the rest of the contract really. I'd look at it as a whole, not just that part. It's a small part to give up in exchange for other items.

Thanks so much for the great suggestions, Matt. Could you please let me know who are the Big three wholesalers? (sorry I am the newbie here :-).
I have followed marketplace for while, but didn't find anything yet related to the area I am interested (north Raleigh, Chapel Hill). I also try to find bandit sign or Ads for "Cash buyers" when I drive around but again didn't have any luck. I guess these may not be allowed by the county/city. I searched craigslist and signed up the wholesaler buyer list (most are in other state but post ads in CL-raleigh), but didn't receive any response yet.
Anyway, thanks again for everyone's comments. I will definitely try a few things you guys suggested. Hopefully I can find some good wholesalers.
You need to check out TREIA.com They have 7 meeting a month and people are selling properties at each meeting. Their next meeting is the Dec 9th Holiday Party, open to all. Go, network, find out who is selling/wholesaling.

I got my list from tax records. I am able to filter on just about everything I need. Bed rooms, bathrooms, sq ft, single family, deed date, tax values, date built, etc.
