Post: Can I move a property line if I own both lots?

To parlay on what the others said, moving a property line isn't a big deal if you're not in a big hurry and have the money to do it.  You'll probably have to get a survey, a proposed plot plan, go before your local planning commission and/or plat committee, etc, etc.  I know that it was typically costing us better than $5k by the time it was all said and done.  Good luck on it!

Looks good, Rogers.  Funny you should mention the "Build & Hold" strategy as that's one that I'm laying the groundwork on right now.  I'm steering mine more toward building townhouses and duplexes on one-off infill lots, but the goal is still the same.  My question to you is how are you planning on financing these builds?  Self-financing?  Construction loan from a bank?  Private investors?  If so, how are you wanting to set those deals up?  I'm all ears, bud, and again, congrats on unloading the spec.  Looks sharp!

Hey Nathan.  Whereas I've never read any books on building spec homes, I do have 10yrs experience as a homebuilder.  There are more strategies and schools of thought than you could possibly imagine, but the biggest factor might actually be your geographical location/market.  Who would you be competing against down there?  Are you aiming to build a product that would fit in the lower end of the market or the higher end?  Do you own any ground?  Do you have your license or would you be hiring a contractor to do the build for you?  If you're going to hire a PM, how will he be compensated?  There's a lot to have ironed out before you take this plan out of park!  Feel free to hit me up as I'd be happy to answer any questions you might have.
