Personal opinion with no proof other than my empty rental in Granbury is that rents are coming down a little. I might have to come down a little to get mine rented. So be careful there.
Also, I hate houses in developments with HOA's. At first I thought you were going to say Decordova and I was going to tell you no way. I'm not sure about Pecans HOA situation right now.

Disclaimer - I am buying my first rental property as I type. Should close next month.
Listening to different podcast this makes the most sense to me:
I liked the idea of just charging a certain amount extra per month per pet (example: $50). This way it is non refundable and you dont have to get into a deposit situation where the tenant wants their money back at the end of the lease b/c they say the pet did not do the damages to the property.
At first I thought who would pay $50 a month but several podcast said good tenants with good pets will be happy to pay for a place that will allow pets. Bad tenants and/or tenants with bad pets wont be willing to pay and that is probably not who you want renting from you anyways.
Also go with the no dangerous breed pets and if you require renters insurance to make sure they are added to the policy was another good tip I heard.

@Bart H. I was looking at $100-150,000 (3/2/2) houses in the Granbury/Cleburne area the last few weeks and tried to look at a house 1 day after it being listed and was told unless I was going to offer about 10k over asking price and paying cash it would not be worth our time because they already had 8 offers on it. Another house was listed for 2 days and we put in an offer above asking price and once again no luck.
I just think it is that time (the high time) of the cycle in our area.

@Brandon Turner After I told her that I thought you owned it I saw that is said appartment, so it might not be the one you own, but still pretty funny from my 13 year old daughter.

Also, have you seen our "lake" right now? It is nothing more than a little pond. This rain filled it up and the BRA will have the water sold within a month. Houses on the lake are worth less and less every day. Its getting bad here. I just dont want you to think near the lake is a selling point in Granbury right now bc it is not.
