 Yeah, sad story, I'm thinking that local economic trends, employment, crimes and stuff should have some sort of "SMS alert" type of product to tell you, Hey, it's time to get out, things are going downhill fast :D.

Zilpy Rent Estimate uses not only the number of bedrooms, but also Property type, Baths and SQFT plus crime rate, school ratings and demographics to identify similar neighborhood comparable properties. (what's that?)

The Rent for a 3 BDR SFH is not the same as 3 BDR Apartment and similarly, a 2000 sqft SFH 3BDR is not the same as a 1500 sqft one, even on the same block. Radius only method to pick-up comps cannot differentiate between a highway dividing an upscale area vs a low income one. That's why human appraisers know what comps to exclude from the same radius.

well, it's highly correlated to the demographic they appeal to, let's see:

Studio, 1 bdr -> mostly singles, hence highly mobile

2-4 beds already families with kids. Having kids in schools limits the movement of a family dramatically.

Also take into account the type of jobs in that area. The info is available at US Census for free. White collars tend to stay longer. Blue collars are more mobile.

Also if there's a military base nearby, it will be mobile. It all depends on what's the macro-economic environment around that area. People follow jobs, the higher qualified/skilled the job the less movement.

I purchased highly targeted direct mailing lists (US) then plugged that into Vista Print and mail dropped tri-folds to a very selected group.

Im concerned with the overall state of the economy in there, plus the high crime in most parts of Buffalo... also, the winter :(
