If I hire someone to do the lawncare for the tenants, what do they need to have? A corp. and liability insurance? Or do they need worker's comp too? I think Florida doesn't require WC if the business has three employees or less. I'm trying not to spend a lot of money on this, but I don't want to put myself at risk if the person gets injured or there's some other incident. Thanks.

The price on a new set of these is very good at Lowe's. However some of the online reviews say that the dryer is too harsh on delicate knits. Does anyone have experience with the Roper brand?

I wonder how the in-home inspection for the credit reports (result of FCRA law) would work in Andreas' case? Do the companies that do these searches have vendors in other nations who can perform the inspection?

Let me ask you, if you got this description as a potential landlord when screening new applicants, would it really be preparing you for anything? Nope. Why? Because they are renters and it is not uncommon for renters to be pissed when they loose their deposit.

The situation sounds like SO-not-a-big-deal.

I'm not seeing the big deal here either.

I had a reference call me back about someone with a caveat that the person was messy and seemed to move a lot. I ignored the warning and the person broke the lease three months after they moved in. The new LL may be so far into the process that they may not care about your warning. And it is the tenants' right to get upset about losing the deposit (even if it was their fault). That seems like a reaction to be expected (albeit it's a bit immature).

And unless the future LL is very new at the game, they should know that the most recent reference is useless. They should have called the refs further back (if they exist).

Yeah, this isn't a good idea, although I suppose in some very low income areas it may be unavoidable. I now put in my ads that the entire deposit has to be paid at once, and mention it again on the phone when they call.
