My first suggestion would be find and attend as many reia meetings as possible. My second would be Craigslist. Ether way good luck in your journey.

So I must ask,  if I was to find a house the same as a flipper or buy n hold invester,  I buy said house and I'm up front and totally honest about my intentions and what I plan on doing. How is that wrong? No investor buys a house at market value so if I make a little bit of money for my work how or why is that bad?   Oh and this whole issue is why I stopped coming on to biggerpockets.

I have finely picked my destination  and the road to travel. So to all that have posted on my threads i say thanks for your help. If you are a flipper in the warren ohio area i would love to meet you. 

For those of you saying dont do it, you are crazy. Most contractors ask for some up front compensation to show that you are serious.  I will say ask your g/c why they want that much if you dont like his response or it does not fell right then part ways.  

First do you have  blueprints and are the excepted and ready to go? Without those there is no need in trying to get permits. I could be wrong i dont know your laws in FL. A general contractor can help get all the stuff needed just know it will be expensive. Also interview a lot of g/c not just a couple the more the better.  So i would sugest starting with finding a good G/C and go from there.

Just like that. Just say hey someone else came with a more afordable price but i would like to keep your number in case it dosnt work out with them. More then likely they will be fine with that if not you dont want them anyways. 

I would go with roll out vinyl it looks just like laminate and easier  to take care of.
