I need some guidence on how to procede. I would liKe to buy a multifamily apparment building using a DSCR loan. How can i have the proof of funds before I negotiate the property most sellers ask for a proof of funds. Help me to undrestand please.

I have a property that i am trying to negotiate using a DSCR loan. My question is how do i get the loan approval before i negotiate the property if they ask me for proof of funds. I will have nothing to show any advice will be greatly appreciated. How do i get the DSCR pre approve to show the seller?

Good after noon real state family.
I have an opportunity to but a sub to property right now. I need some advise from you all before i move forward.
How do you make the mortgage payment? Do you make them under the original owner s name or my own name ?
Can you refinance and how. does the original owner has to sign docs to do that?
How do you pay for the tax and insurance?
How can you sell it. does the original owner needs to sign any docs to do that?

Good afternoon investors family
I need some advice in regards to a house i am about to close the sell. I bout this house with a HILOC loan my question is should i ask the title company to make the the sale payment to my HILOC account or my checking account . Would that help me not to pay taxes on the sale? your advice will be greatly appreciated.

Good day my friends I need some advice on an issue I have a tree that felt on top of my house the insurance covered all repairs I just paid the deductible. The issue I have is that I just find out that one of the walls moves and is cracking bad the inspector from the insurance and my contractor missed that part. How can i precent this to the insurance. I believe the case is closed. any help would be greatly appreciated.
