Post: No one with good enough credit

Hello all, hope all is well. This rental has been on the market for 15 days and after 48 leads no one has qualified. Due to no one having 600+ credit score. 

There is a married couple, with 2 kids that claim they have (570 credit score), that their credit issues are over 5 years old, both are holding jobs for over 3 years, with enough income to cover rent, and they are willing to provide a co-signer.

Should I just continue to wait for the application that qualifies completely or should I look into this one more? 
I've never had a co-signer before and don't know how that all works out. (some experts have said to no do that since it leads to other legal issues.)

I'm wondering what your experiences have been?

I don't like to leave my house sitting empty, I'm camping out there so it doesn't look empty and that is getting tough on me. Wish I could find an old car to park there...

Hi everyone hope all is well, 

Hypothetical : I received an application from a person that admitted breaking an apartment lease 6 years ago, but since the application doesn't say "no broken leases" on it, he wants his application to be considered.

This is a 2 bedroom house, the bedrooms are small. He is planning on moving in his girlfriend (non-working student), and 3 small kids.

I'm worried that this house is going to be too small for them and can see them leaving sooner than/ staying longer. Also, since it is 3 kids and only one income I can see the potential for issues (of course I could be wrong).

I appreciate your advice on this.

@Gabriel Ehrlich, My strategy remains pretty much the same. Find quality, fairly priced contractors and put all work and expectations on paper. I do my best to keep an eye on them as much as possible.

Also, I still do some hands on, when we had our Houston freeze all the plumbers jacked up their prices and were very busy, so I had to do some plumbing (pic attached) I had to replace all the PVC in the pic.

@Steven Gesis, In Houston I'm not sure we have 'roofing supply houses' anymore.  We mainly have Hom3dep0t, L0w3s, a few small supply shops (more expensive than the big stores).  I've asked a few people at different stores, but they don't want to give out recommendations since now-a-days the quality of jobs seems to change from job to job. 
I focus on getting the job done,  within time frame/cost, with highest work quality possible. My job is learning to manage contractors and dealing with tenants.

Thanks everyone for input. I sent them a 'violation' letter asking them to stop. Due to my pending trips I was putting off removing them. It is that time so I will send them the 30 day notice to leave.

My tenants called me that the furnace was acting up. I decided to go have a look myself and found them having a clothing yard sale. It is Wednesday so I'm pretty such this isn't a yearly 'garage sale'.

I fixed the furnace and I didn't say anything about the yard sale so I could review the lease before saying anything. 

This is the only thing I could find in the lease we have with them "The Tenant agrees to use the premises only as a residence for self, and those persons identified on application."

I don't want things hanging from my drive way cover or continuous strangers coming to the property thinking this is a place of business. I can think of many reasons why this all bad.

I have them on month to month and pretty fed up with them due to non-payment in the past.

Advice, suggestions, recommendations, PLEASE.

Do both. Just put all your extra money into both.  Once you have a deal insight, use more of your money to make the deal happen. 308K networth is more valuable. Once you learn how to leverage money, switch the model to more debt. Finding deals is the hard part, not money.

Make a goal for your first year and make it happen. Learn, go to networking events, educational events, and focus on one strategy at a time.

Profit is profit! Get yourself enough of these deals so you never have to have a full-time job.  By the time you've accomplished that you will have refined your strategy and if you back it with studying/learning it will be way better.

How do I find information on a property if I have the case #?
How do I find location/map information using tract, lot, block, city? 

Getting this information online would be ideal. Links, help, comments, thanks!
