Yes its and REO. Today the bank started to be difficult and they said if I did not send over my LLC paperwork immeadiately within 24 hours they were going to cancell the deal. Put $500 down and now I had to dish out $200 for the LLC. I probably have the property sold but we will see. If so it will be a skinny deal but half a loaf is better than none.

I actually just had this happen, I was putting in a contract on a REO and got the POF off Mr. Akers site, Thanks Ted, and I submitted it with my offer. The bank didn't ask any questions and just accepted. On the second page of the POF it says it is transactional funding. So that should be it, no explaining. I didn't need to do any on mine.

I have a kind of bizarre question and that is, now that I have this house under contract, there is still a big old post sign infront of the property, have not started showing house that will be tomorrow. Any suggestions.

Situation is bought a REO to flip.

Should I take it down? Should I leave it? Should I just remove the actual sign part an then put it back up when I leave? Maybe somebody has some advise on this. Please respond quick time is of the essence on this one.

Be real careful of this guy he is a scam artist. I have seen him speak and became friends with his staff. They asked me to marketing for a seminar where I would get paid if people show up at the event. I had it in writing. I had about 400 confirms he cancelled his appearance it took me two months to do this and I never got paid he is scam artist be wary of him. After I spent hundreds marketing his programed appearance, all I got was a stinking autographed book and a thank you, this lost me over 100k. Just be wary.

Great tips: I used to recycle everything metal I could get my hands its actually pretty good money. Lately I have started posting my for Sale Houses with a disclaimer that says " Due to security reasons and vacant property I can't put the address on CL. This seems to be working so far. Just a thought.

There are not going to be able to see what I got it for but they will know what the last listing price was it is now in pending. Thanks for your input.

I got the contract done now I need to sell it and fast. I have a full buyers list of 15 some say if it was listed at some point I don't want it. I have a Buyers list of 4 who hit me on various ads of the property. I guess I contact them first then all buyers or do I just set it up so everybody gets to see it. Any suggestions gotta get a contract, need quick a little advise and guidance so I can rock this thing outta the park. Any input appreciated. Also I bought in an LLC. Thanks John, for that tip how do I sell the LLC? Do I do a double closing? Or just sell the contract and how? Ryan now the bullets are flying. Suggestions if you got them. :wink:
