I spoke with him today and what meant was a subjugation contract. Wayne, you hit on the head, these guys don't have the money so they are trying creative financing.

I think what he wants to do is give my sellers a down payment and then lease the house from my seller until the rehab is done and then when we sell pay my seller out.

Hi everyone, I'm working with a first time flipper. I'm a new agent and still not up to speed on everything real estate. They are asking for a subrogation contract and are telling me I should have access to one. Where do I find one?

Has anyone had success with those Hotline number and scripts that I have heard about.The ones that I've seen are like the Craig Proctor ads for a Free Report or a list of homes. I am wanting to ad some passive lead genoration to my business and wanted to see how well they work.

I have just started working with a contractor and his money man to start looking for our first flipping opportunity. I live in Florida which is a full disclosure state so I have to disclose that I'm a Realtor in my marketing. My question is in setting up my pre-recorded hotline and my online landing page, whats the best way to disclose that I'm an agent but not scare them away. I will be marketing for sellers looking to sell their homes for cash. Thanks

Sorry for not responding til now. Thanks for the input so far. I have a professional photographer and a stager so the home looks great. We do pictures, virtual tour and walkthrough video. Right now I have syndicated all over the US and Canada, its on Youtube and I have been running Facebook ads as. I'm not sure what other things I should be doing to get buyers for this house.

I need your advice. I'm a new agent (in the business just a year) and I have a luxury listing that I picked up as an expired listing. My market is NOT a luxury market although homes over $800k do sell, they usually sell on the south side of the city. My listing is in the north side and out in a gated community in the country. I have had the listing for a short while and although I have done quite a bit of online marketing between facebook ads, youtube videos and network syndication (Realbird) I haven't had a showing and only one inquiry. Can you give me some ideas on how and where to market this home to buyers to come look at it?

Thanks for the advice so far guys. One of my concerns is that this is his first time as an investor so trying to make sure he's realistic in what he thinks his profit per sale should be. How can I help him to see his margins realitically?

I am a new agent (first full year) so I am learning my markets but I have a contractor who has apporched me about finding homes for him to fix and flip. What advice would you give me to help me make this a success for both of us?
