Welcome @Ian W.

You'll find lots of phenomenal people and info here on BP.  My office is in Naperville and it truly is a wonderful place to live.  The housing market out here is strong and tends to continue chugging along despite some of IL's larger woes.  Your timing might be perfect as I personally think prices are at a high right now and we are due for a correction soon so making the move in a year or two would serve you well.  If you have any questions about the local market just shoot me a message!

Post: The price on home inspections

Hey Juan,

$350 is a pretty good price for a home inspection.  $400 is about average.  They do vary by house size, # of bathrooms that type of thing.  Radon, lead, pest will all be extra.  I've worked with a lot of home inspectors some I've liked more than others.  Brickkickers is one of the companies I like to use in the Joliet area just because the reports are clean, well documented and the prices are competitive.  Whoever you end up using just look at it as the best thing you can do when buying a property.  Worth every penny imo to potentially warn you of a bad investment.

Congratulations Sarah!

The first year as an agent is rough but also exciting and full of opportunity.  The previous posts have some great ideas.  Especially doing open houses since it's a great way to get in front of potential clients and good practice learning about what buyers think about.   The secret to a fantastic career is all about your sphere of influence!  Make sure all of your friends and family know about your new career.  Join groups such as local chambers, charities and social groups.  Figure out how to to add value when you talk to people don't just pitch them.  It takes time to build meaningful relationships but they will continue to reward you throughout your career.

Hey Adam,

That's a great idea.  I live in Joliet but grew up in Wilmington and would love the chance to interact with some local investors.

I have a uvonair 5000 that works great.  Can use it for shock treatment or plug in to a timer for continuous use.
