@Kenneth Hynes I just met with a realtor via BP yesterday and he told me that banks only consider the income stream from a rental after about 2 years. He said that in some cases, some banks will only need 1 year of rental income. So that would mean Hans would have to manage the property for 1 - 2 years before he could qualify for the VA loan. Unless of course he had a big enough salary that the condo payments were inconsequential. If I am off base, please feel free to correct what I am saying.

By the way, I am faced with a similar question as Hans - how do I best allocate the funds that I have. More houses with higher debt or fewer houses with lower debt. It's an interesting discussion because I would have assumed that maximizing leverage would be the black and white, no brainer answer.

I found out that listening to the BP podcasts while you exercise on the treadmill or on the bike trainer allows you to get in your workout while being productive! I also listen on my way to work in the car to maximize my wasted time.

If you have a smartphone, just grab your headphones, search for the podcasts via iTunes and listen away.

Thanks for the note. I'm just getting warmed up! I plan to be very involved in the BP community as I think it is an amazing resource. I am slowly working my way through all the podcasts which are excellent. They are great to listen to on the bike trainer.

Hey everyone. I used to own rental properties years ago when I lived in DE. I sold them all because I saw more potential in the stock market, then the bubble burst, but that's another story.

I'm getting back in the game with a new strategy. Buy and hold (maybe the occasional flip for fast cash), cash flow investing. I want to generate cash flow to reinvest so that I have a sizable RE portfolio to retire on. Still have 25 years before that happens. Setting an initial goal of acquiring 2 properties a year.

I need to form my investment team here in Denver as I just moved here from NY. If you are a professional (lawyer, accountant, mortgage broker, agent, etc) I am interested in hearing from you. If you are a professional that does not actively own and invest in real estate, then I do not want to hear from you (harsh but it will save us both time). I am open to mentorship opportunities as well. I mentored graduate students and high school students many times and it was always rewarding.
