I will be house hacking this property, but I am analyzing as though I am renting both sides out. 3bed 1 bath 3 story each side purchase price:102000 3.5 percent down and seller paying closing costs. total all in costs: 4500 PITI :760 TOTAL monthly income: 1400 vacancy: 140 capex:140 Maintenance:112 self manage: 0

after reviewing erentpayment website, i do not see anything they offer more that would justify their transaction fee

to what Greg s said^, I do not understand. what if you pull that equity out at a much higher interest rate? wouldn't that possibly lead to the property you take equity out of not cash flowing any more? what am I missing
once you form the LLC how do you put a property under the LLC ?

do you have separate bank accounts for these three or do you just put all of these reserves in one account?

Do you guys set up the LLC then later put the property in the LLC, or is this done at the same time?

Oh and monthly mortgage payment would be 850. That's WITH PITI

Having trouble finding a small multi in the area I want to live. Been looking at this one and here are the numbers. Keep in mind this will be my first property, so I'm looking at this as an opportunity to learn and create systems. 
Duplex top 1 bed 1 bath, bottom 2 bed one bath. New roof newer furnaces and electrical.
Purchase price 107000
Estimated rents total 1425 
Taxes: 2800
Insurance: 80 per month
Water/sewage estimate: 200 per month
Garbage estimate: 20 per month
Pmi:73
Gas/electric paid by tenants.
Vacancy 5 percent:71.25
Maintenance 5 percent:71.25
Cap ex 8 percent:114
Cash flow:$84 
The rents are estimated because it was used as an in-law suite. I will be using FHA loan 3.5 down and seller paying closing costs. Property is located 10 miles east of Pittsburgh Pennsylvania.
