Do you recommend staying away from purchasing a duplex that doesn't have separate water? If not, how should I structure the water bill so that I am not losing my shirt if a tenant is forgetful and leaves the sink running?

If I have the tenant put the water in their name and they don't pay, does this affect the owner of the property? Would they put a lein on the property? What do you all do with your properties?

Once I buy my first property I am going to open a separate account for rent, deposits, ect. Should I use the same bank that I have a personal checking account at or would it be easier to completely separate the two and use a different bank? And also should I get my mortgage from my personal bank also? Does any of this even matter? Thanks for any input.

yes, I was told it has two switches and is for safety in the kitchen

i am living in a one bedroom apartment in a big apartment building. There is a breaker box located in my kitchen. The box is visable, but can not be opened because the oven is covering the lower right half. The only way to open it is by first moving the oven. Is this a violation? What should be done.

looking to buy a small multi family with an fha loan. Since the down payment is so low on an expensive property, how worried would you be about the mortgage payment? Would you buy a little bit more than you can afford, hoping that it will only take a month or two to find a renter? Or would you buy something that you can easily make the payment on even if the duplex is vacant. I will be owner occupant.

I know nothing about being a landlord. I need a book to read that has all of the little things like paper work, rules and regulations, legal info, ect. Can someone point me to the best all around book that could help me?
