Solid stuff, great share! The proximity to HD is definitely true. Take advantage of HD delivery as well. Allows you to get everything delivered for very cheap. Helps when you want to keep your crew at the job and you can't fit drywall in your car/truck.

Take a look at BP's recommended "Hard Money Lenders" here.

Many HMLs are tight on the Detroit market. Make sure to mention that 1st when speaking with them.

Is the home owned in your personal name or entity? I would check with your local building department. Some let you pull permits as the homeowner, some require a licensed GC to pull. 

Not sure if this is the correct Building Department, but it does say you can pull as a homeowner:

I would look into the IE if you don't mind the drive. Lower entry point and higher returns.

Look into a seller carry or keep it for a rental yourself if you don't need the immediate cash. Do you have an investor friendly agent that can keep an open ear for prospective cash buyers?

Agree 100% with @Bill B.. Current flooring looks great if keeping this a rental. Maybe consider a facelift in the kitchen or bathrooms if you have the capital. Most renters gravitate toward those spaces. Painting those cabinets and adding new hardware or updating the appliances may be better ROI. Depending on the location, space looks great as is!

Zillow and other free sites are great, but I recommend using an RE Investment friendly Agent. They will work for you for "free" on the purchase and you will eventually need a rock star when listing your flip. Find one that is an investor themselves. BiggerPockets is a great place to start! I recommend attending local meet ups to connect with other investors in your area as well.

BiggerPockets is a great start. Definitely agree with others that local RE Investment meet ups will be the best way to connect with others in your local market.
