Quote from @Chris Ragazzo:

Looking to form an LLC with a partner to begin our real estate investing business. Any comments on how much this costs to start/maintain, and where to go to get set up? There are obviously online sites that claim to be able to help set up an LLC, but any advice on the subject from the BP community would be greatly appreciated. Thanks.

Chris

Chris, I just set ours up yesterday with a group in Utah that offers accounting along with Lawyers that are also investors too. It was less than I spent here locally in N TX on my other LLCs. Try KKOS lawyers Mark J Kohler Esq is legal and cpa amd very solid advice. Stephanie Brooks is great too and also Esq & CPA. tons of videos on youtube. Good luck, stay safe and warm.

19 year Plano REALTOR with Decades design/building/remodeling for every discipline except High Rise, is making move to multifamily. I would like guidance and oversite to get started and occasional phone call or text for security check. Generous split on ownership plus retainer to cover cost-fee for startup.

Post: HELOC on 100% owned investment property - cash buyer strategy

Quote from @Kerry Baird:

I've gleaned these lenders from the kind people on BP. I have used PenFed and TD Bank for HELOCs on investment property. Post back if you find another lender who serves you well, and I will add them to my list and pay it forward. These were largely sourced pre-CV19, so eat the fish and spit out the bones.

Try local community bank or credit union for investment properties. PenFed FCU, TD Bank and US Bank are my best recommendations.

The DTI percentage range varies by lender, and is less than what you will find for an owner occupied property, due to lender risk. While qualifying for a HELOC is dependent on your home equity and your credit score, good or excellent credit makes it easier to qualify. A good average to shoot for is 620 or higher. Plus, the better your credit score, the better your interest rate.

Quote from @Bill Mays: Josh, check out Plano real estate investors multifamily Coffee and Closers. 4/20/22 9am-10:30 shark club sports bar/grill 121 close to Preston Rd. Hope to see you then. Love your hack. And love RVIng, and real estate. Bill

@Bonnie Low Sure. The trailer is 21 ft. long and has a built in full bathroom with a shower, toilet and sink. There's also a kitchennete with a double sink and the original 1955 gas stove/oven still works and looks pretty sweet. The trailer is in the backyard of my house, so we have a dedicated 30 amp plug and breaker solely for the trailer. We have a cleanout in the backyard. This specific trailer didn't have any holding tanks when I bought it. So the sewage goes directly from the trailer to the cleanout via built in plumbing and an extended sewage line. We have a ceiling A/C as most trailers do. It easily cools the trailer in about 30 minutes even in Texas heat. We have two small electric heaters for the winters that make the trailer nice and toasty. We have a team of cleaners who clean it every time a guest checks out and I have a couple maintenance guys who work on it if need be or I just do the work myself. Since I restored it myself I'm pretty confident at maintaining it for the most part.

Thanks for the invitation. Houston is outside my float zone, so I will be paddling closer to the  Plano/McKinney zone. I am also a full time Realtor, so we can help anyone you may know/know-of, for a referral fee, in the DFW metroPlex.

If in Plano area on the 16th we meet at 9-10:30 at the Shark Club sports Bar/Grill attached to the SandMan Signature Hotel, close to 121 and Preston Rd (also, the North Dallas Turnpike).

Have a great meeting,

Excellent advise. I think I will do the reverse to offer Private Lender education for placing dollars. Thanks for the idea. Bill in Plano TX.
