We'll walk a house and he'll say, "I'll do it for $12K and it WILL BE $12K.". He's got so much experience, he doesn't miss HUGE problems like the guys on Flip this House ("I didn't realize it needed a new roof! Oh my! That's another $6,000! ... whimper, sob..." - tight camera shot, fade to black.

For us investors, SURPRISES SUCK. Consistency and predictability ROCKS!

LOL. I hope that roof example never happened. Dev are you willing to "share" your GC, I am looking to do my first flip here soon.

Brian,

They are pulling the vacant list from the recorders office which is a free service to anyone that want to stop by and search.

Joe Gore

Where is the recorders office part of the counties court system?

Product does not seem to perform as advertised (finding vacnat properties) as many of the replies in this thread seem to indicate.

If the pipes are in bad shape before the work, then yes they may be worse after the repair, but most plumbing here seems to do okay unless major, major foundation movement.

Wow Lisa, thank you so much for your great indepth reply, that was ALOT of help. When you say major major foundation repair, would you classify foundation dropping by an inch in some areas "major"? Or at least major enough to consider gutting the cast iron?

Thank you so much

It does happen, but its not typical. The more they jack it up, the more likely you are to have problems.

Hey Tom, yes its slab foundation. He is talking about gutting and replacing with PVC because several areas of the house are sinking about an inch. What do you think?

I am thinking about purchasing a property for myself here in DFW (fort worth). The problem is the house has cast iron pipes. The contractor suggested there will be high probability once he levels the foundation that the pipes will begin to leak now, or at some point down the road.

Would you guys recommending spending more money to have the entire cast iron pipe system gutted & replaced with PVC, or stick with the cast iron, it will be a rental property.

Also how does copper piping typically fair here in DFW, is it prone to leaking after foundation repair like old cast iron pipes?

@Dev Horn Why do you keep saying postcard mania is expensive? Its .25 for first class postage and .045 for printing thats .295 a peice. I don't think even click 2 mail can beat that.

I just checked click 2 mail for color postcards 5,000 it would be .22 printing and .26 postage per card thats .48 per card, much more expensive than postcard mania.

$200-$300 each. Perimeter piers (most common) are less expensive than interior piers due to not having to break out and re-pour concrete.

You can find someone to do it in this range, but most will quote higher. Some as much as $1000 per. Who do you use, Tom?

I was just talking to a buddy who has a GC do his rehabs, he said it usually costs him $750 per pier. Does that sound like a rip off? He does quality work but that still sounds expensive.
