Get a feel for the seller and how they like to communicate.  In most cases, a verbal offer followed by an email with a contract would be most likely to move the deal along quickly.

If this is an investor who regularly does this, then you want to structure a deal that's fair, will compensate you well for your risk, and build a longer term relationship with the investor.  If you can make a person 20%-50% return on their money within a twelve month period, they will be anxiously waiting to hear from you again.  I might be interested in investing this deal.  Let me know....

Have a script of questions to ask the homeowner.  This will get you through the initial conversation and you can improvise from your script between questions to build rapport with your prospect.  Done well, you'll make a friend and get the info you need to know if you can make a deal happen.

Action is the key, but don't rush in with your money first.  Know your market and your numbers.  The information is out there if you look for it.

If you like real estate then you can make money in real estate.  Make sure you know your market, what market rents are, what properties sell for, and have a partner or manager whom you can trust.  Also have a method to follow up and verify what's happening.  So trust AND verify.

Reading through this, I'm new to this site.  Looks like you got bank financing for your corporation on your first deal?  Is this correct, and is this typical?  Anything you care to share would be much appreciated.
