This was exactly what I was asking about. If your market picks up and your DOM drop do you really need to stage? The pricing seem to be less of an issue and the house is selling quickly due to market conditions. So according to the above quote staging would not be as beneficial in my particular situation.

That being said, I just signed the contract to stage my next flip. I just couldn't say no. When it comes down to it, I like the way it looks and want to put out the best product and I don't think you can go wrong doing that.

As for whether it works or not and the data behind it, I wrote a post several months ago (can't find it using the search feature!) that detailed a lot of quantitative aspects of my business and how there was good reason to believe that staging made a significant difference in our DOM, and a much smaller difference in our sales price.

Hi Jeff,

I am very interested in this subject too. If I may jump on your post here. I have a regular 9 to 5 job and flip houses on the side. My CPA told me, in California, I am going to have to pay around 28.5% to federal and 9% to state. Any ideas that anyone may have to get this rate down would be great!

Hi Don and Monica,

Thank you for the insight. I should also add that I live about 2 hours away from my flips. I have considered buying my staging equipment and having my project manager handle it. This is not his or my expertise. So it may logistically be difficult. I am looking into other vendors right now to see if I can bring the price down but the quality is what I am concerned about.

Hi Flippers,

I have staged all my flips except one and have had great results. The cost is not cheap and I have looked at other alternatives but seem to always come back to the same company because of there high quality and professionalism. In the last few months the market has really started to pickup and we are getting multiple offers and over asking offers. I am considering stopping the staging because of the market conditions.

I was wondering what other flippers are doing and how they are adjusting to changing markets?

I have been doing this same thing for about a year now. It has been working great for me. I also purchase all my discounted gift cards and 10% off coupons with my "PerkStreet" bank card. They give 2% cash back on all non-debit card items. There customer service is just ok but 2% is 2%. Altogether I get 7%+10%+2% for 19% off. Not too bad for stuff I was going to buy anyway.

I also read in Money Mag that Capital One has a 2% cash back business credit card that applies to all purchases. I have not looked into the fine print on this one though.

If there are any other good discount ideas for other than HD and Lowe's I would love to read them.

I'm not quite sure if this is what you are looking for but my wife is an esthetician and has a wholesale license. I know that she has discount purchasing agreements with multiple skin care companies. If you are interested shoot me an email with the specifics of what you are looking for and I can run it by my wife and see what she can do.

Have the seller carry back the note for you. Offer to put 10k down and the seller holds a note for the rest. Make it a 3 to 5 year term with a balloon payment. If it is cash flowing as well as you described you should be able to pay off the principle quickly.
