@James Wise i love the 2-4 Unit space. Buy right you can generate quite a bit of cash for a beginner with a door or two to hedge against an oops. Great financing for owner occupied methods.

I admire and aim to get into the larger multi-family for scale, management quality, and larger return purposes.

Some say larger multi-family are even easier to manage. What is it, you tend to see additional in-house after 50 units?

You don't need it, i'd just say start networking with your brokers.

Pro's of course, MLS access and possibility to build another stream of income towards your buy and hold business, Con's perhaps additional disclosure requirements and fee's for license upkeep. Remember when you get your license you need to register it under a broker company.

Good, common approach most people take is starting in small multi-family.

Now you just want to make sure you are taking actionable steps to get you there. Learn your market, start driving properties and seeing what's out there. Analyze properties and break down their numbers. With your position of financing, figure out what you want to purchase for your first one then build that into your criteria and make sure it is profitable for YOU

Once you have mastered your market and have your criteria get out there and build relationships with those to help you towards your purchase. Get yourself a realtor, a lender, and whoever may help you with whatever else that may need to be done with the property. Find partners, find people to bounce ideas with.

Be patient. Buy the first one correctly, you set yourself for life. Also, don't limit yourself to starting with a duplex.

 Gotcha. There are still plenty of markets in Texas with lucrative opportunities don't discount it yet! Dive deep into some of the sub-markets.

Wow, San Jose. It seems as if you got some good appreciation for both? And that's the cash flow you are getting after your debt service?

What would you do if you were to sell one or both?

If this is truly what you expect for sales prices i would say consider to sell and take your profits to a market where you get more bang for your buck.

@Adrienne Medina I’d put it all towards another small multi family add-value play. My market that would stretch me a 2-3 Unit at most, respectable rehab in a C or B- area.
