Is this a property you need a cap rate to determine to sell? I mean i know you generally want to exit at a higher cap.

Otherwise, 100k increase in value is a pretty good indicator to sell if you want to exit! You have any debt on this property?

@Trevor Cox usually command more because of demand being by a school!

Renting shouldn’t be a problem! But yea con’s is going to be your tenant demographic. Generally speaking. Could always ask for co-signers?

I’d personally love to try student housing one day, I think it’s a cool niche.

@Eli M. House has some sort of liabilities. But some investors with varying risk tolerance like houses with longer DOM being able to spot different opportunities within. Goes both ways! Either way I’d put in much more due-diligence. Dig into the Listing ad or OM as much as possible lol

@Michael Schultz GC always takes jabs at BiggerPockets lol he has nothing against them. His philosophy is go big or stop and figure out how to to go big. Agree sometimes he is cartoonish but he has a point to his vision! I think GC’s goal is to get everyone to expand their thinking.
