@Jason Robinson check with your lender on how the appraisal is affected by the basement. Here in Northeast Arkansas most of the time the basement doesnt get the same value per foot as above ground space, sometimes only getting around 50% of the value. For instance, if the main level appraises for $120 per foot your basement space would only be worth $60 or so. Just make sure whether or not that is going to come up before you're caught off guard by a bad appraisal. Good luck!

@Austin Griffin I couldn’t agree more with @Joshua Schmidt. I’m a realtor from Jonesboro and would give anything to be 20 years old again with the knowledge I’ve gained from BP and the deals I’ve done. My broker told me a few weeks ago that the best advice he could ever give someone would be “buy a house every two years whether you need it or not, then rent out the old one”. He also says that the only deals he’s ever regretted were when he sold. Seems pretty sound advice.

@Benjamin Stewart it all depends on intent. If your business model is mostly long term holds or flips its perfectly acceptable to assign a contact now and then. However, if your intent is to get houses under contract without ever closing on them, they say you are practicing real estate without a license, which can be punished as a felony offense. Like was said earlier, I would recommend consulting with an attorney to make sure you're business model is in line with the new laws. 

@Nathan G. I’ve spent 15+ years in law enforcement and i agree with you 100%. I stopped carrying pepper spray when i was working the streets because it was so ineffective and it did as much harm to officers as it did the bad guys. Our tasers work quite well but they were far from a sure thing and are very easily turned against you. I wish we lived in a world where people didn’t want to do us harm but that’s just not reality, and as long as that remains true i will be a very vocal advocate for armed, and trained, Real Estate professionals.

As @Ray Fisher said Northeast Arkansas is exploding also. Jonesboro's service area is around 300,000 people and in 2018 51% of those lived in rental properties. Brookland was the fastest growing city in the state last year and may well do the same this year. We, historically, have not seen a lot of out of town investors but that is beginning to change.

@Sean Harris if you decide to look toward northeast Arkansas give me a shout. We’re experiencing unprecedented growth right now in the Jonesboro and Brookland, which was the fastest growing city in the state in 2018.
