I have not used them so I can't personally say how well they do, but it's at least a start for you. It wouldn't hurt to give them a call.

I have a partner that I wholesale with and we market extensively to probates. We get the initial leads from Legal News, which I presume you're already using to find these leads. Then, we use online resources to determine if there was any real estate owned by the deceased. It's rather wasteful to market to every probate lead since many don't have any real estate, or even worse, if you market to a deceased who has a surviving spouse, it won't be a pleasant return phone call.
You're half way there in your efforts. I recommend using a title company to help aid you in determining if the deceased had any real estate. First American was helpful in getting us access to their online database which we query before sending any letters. Manually searching Register of Deeds records can be brutal, and not a good use of time (like you stated).

I also just found it on the MLS and share the same sentiments as Tom.
The "furnace" in the one picture certainly raises reason for concern. I would equate that furnace to a wall heater, which contains no ducts for efficient distribution of the heat. In addition, those systems don't lend to having central air conditioning. Not only are they inefficient, they're limiting, and surprisingly tenants recognize how poorly they heat. It could be a hurdle to finding new tenants.
I would also want to know about the septic system. If it's one designated system per building, per unit, or per parcel! If all four units are going into the same system, that could be quite taxing. A replacement, when the time is necessary, would likely mean bringing to current code which could mean a separate system for each unit.
I'm 99% sure that road is gravel. Being in a country setting could be challenging for finding new tenants. Especially for a multi family.
Each unit only has one bedroom. My experiences are that one bedroom properties take the longest to rent and keep occupied. One bedroom property tenants tend to be most transient. The school district is a plus, but tenants in a one bedroom property likely won't have children attending the schools.

In the 68th District (City of Flint), it does not cost more to add ", et al" after the tenant's name when you file the Summons and Complaint. You should have done that.
I would re-file with the ", et al" language on the notice so that you can get the cousin out. 68th District is notoriously hard on landlords and if you don't follow the process to a tee, the judge is likely to throw the case out.
