Yes i am a realtor, I'm also an asset manager that has sold multiple homes in Michigan along with 30 other states....i close 200+ transactions a year.    Most of these transactions are a hedge fund that buys whatever I put in front of them as long as I vouch for it.   

They don't care about the letters on my name, they care about results.

Needle in a hay stack....many are going to lose money and quit after a few weeks/months of leads.     You should partner with a "Guru" that sells his program at the local convention centers.     Those newbies would more than likely buy your junky leads.      

Just make sure when someone gets lucky that you hype the hell out of it....don't forget your disclaimers too!!

Raw land of course has a value.    A partial ownership of the parcel has a value too, though typically it's discounted if you lack control.   PM me the parcel, i'm curious how rural it is.

If you believe it will help you become a more useful mammal than take the course.     Few care how many 3 letter things you put next to your name though.    

I wish they had a course for "following instructions from a seller"   "How to answer the phone and return phone calls promptly"   "How to not be completely annoying".


As a realtor I'm sure i'd benefit from a few of those classes.

Attorney will cost more than the repair by far.     More than likely your fault for not reinspecting it. 

If you have time and feel like causing everyone a headache.     Call your realtor's broker and ask what he is going to do about it.    They will call the other broker and then that broker will call the previous owner.     Should take a few days, make a few threats and cross your fingers.

If you didn't use a realtor, I'd suggest calling the previous owner and letting them know you don't want to get lawyers involved but this can't stand.        Like most people, realize they were empty threats.

Looking to purchase in Florida (all areas are fine)   


We currently purchase about 100 homes a year and are seeing our pipelines shrinking.    In the past I've found wholesalers to be a complete waste of time, but I suppose it's time i reconsider.

Looking for SFH/Townhouses/Condos/Mobile homes on land above 80k ARV with no more than an 800k value. We will also look at Pools as we have done several.

Looking to purchase BELOW 70% of current market value (after repair value minus repair costs).      

We are cash and can close within 72 hours of contract.    

DO NOT pitch a property you do not have under contract unless you are the owner.    If you pitch 3 properties in a row that are losers I'm going to block further contact from you.    We are open to partnerships if you want some equity in the deal.    Do not contact me till you have an actual deal that fits within my profit guidelines.

I had a real problem with one in Chicago too.    Kids were trying to steal the granite counters as the police finally showed up.     

I paid the kid hanging out at the corner 100 dollars to watch it....he was there most days when i showed up and he didn't seem too busy anyways.    He solved the problem, or it went away on it's own....i dunno.

High 400s, low 500s is where this needed to be.       20k profit on a 700k investment is rather thin.    Assuming you work for free and add a little value to the transaction it's still paper thin.

You should lock up 1485 LinHart ave while you are at it.
