@Jake Knight Where did you read that and what was the reasoning? Doesn't really make sense to me...

@Jake Knight @Paul Sandhu Instead of DVDs just get a streaming stick (Google/Roku). People can stream their own content from their computer or you can just sign up for a Netflix/Amazon/Hulu account that people can use and give the details to whoever does your changeovers.

Crime is also relative in Las Vegas.  I mean technically The Strip is a super high crime area so you have to lower your expectations a bit. But you also kind of have to be on the ground to really get a feel for an area. 

I'm also not convinced these professional teams are going to bring much value to property. It's much more likely people will combine a Vegas trip and a game, so if you're in the STR business you'll see a bump but mostly we are going to get more traffic out of it. Who do they expect will be filling these stadiums anyway?

Great advice here. I furnished my first apartment all with free/ really cheap stuff from rich people on Craigslist. There are also apps like Letgo and Offerup. If it's not free or really cheap I don't bother might as well buy new. 

Furnishing is all about balance. You will want some things to be sturdy good quality stuff and some things cheap just for show. If you don't need to be fancy skip the fancy bed and just get a frame and wall headboard with nice coverings and lots of pillows. Cheap bedside tables (they will get watermarks) Get a sturdy dining table and chairs, but don't worry about a fancy side tables and things. I normally go to someplace like Bob's Discount Furniture when I need new sturdy inexpensive stuff or a good holiday sale at an Ashley Furniture seller just keep coming down on price until you are on budget.

@Timothy Gordon Nail it down, and/or be willing to lose it to damage, loss, or theft. Unfortunately no matter what you do people find a way, so if it's in their space she should just say her goodbyes now. But really like @Account Closed said all you can really do is require people to do check-in / check out forms and go through them with you.

@Waverly Rennie Same I don't make my guests do anything. If they ask I tell them they can strip the beds and wash dishes if they want to help the cleaner, but other than that just lock the door and leave. I pay my cleaner/manager on a percentage basis so they stay as long as necessary (normally three hours) until they get laundry done, but having multiple sets and taking it to the cleaner is a good idea too.

I personally don't think trying to do the condotel thing as an Airbnb would be a good idea. Yes because of the HOA fees and rules, but also because then you are competing directly with the hotels so like @Jake Knight said why bother? Off strip you are likely to find a different market of customers so that helps. I've never done much research into renting one though so not sure...

If you mean free as in completely free no fee at all, no. But if you mean free to list then yes, Airbnb is good. You might also want to create your own free website so people can search for you.
