As others have stated, bank statement and DSCR are your best options. Keep in mind, rates will tend to run a little higher with these types of loans. Also, DSCR's typically come with 3-5 year pre-payment penalties that are prorated as the term progresses. With that said, these are excellent products and ones that will be of great benefit in building your real estate portfolio.

@Audrianna Wake Thank you! I’m beyond excited to get my career started. We are actually from WP originally and I used to cover Houston in my former territory, now I have Seymour.(small world). I hope everything is going well with your real estate career and I think it’s awesome that you’re looking into investing, BiggerPockets has this tendency to encourage people to do this :). As far as the meet ups you would be correct, I don’t believe any BiggerPockets backed ones are in the area but there is a local meet up of investors monthly https://www.reinvestorgroup.com.

I have actually. I ended up interviewing a brokerage prior to starting my online courses. The one thing they did communicate with me was to be careful making extremely low offers since I would be considered a professional and it could negatively impact my business, which made sense. I did see you’re from Nixa which is where we currently reside.

I just want to give a shoutout to the BiggerPockets Podcast and Community. My first goal was to get my real estate license to not only supplement my main source of income, but to also become as knowledgeable about investment properties as possible for what I hope to be future endeavors. Tonight myself and my potential partner will be meeting with a very successful real estate investor to basically interview him to find out what steps he took to attain so much success. This may be an absolutely ridiculous question and I’m probably overthinking it, but should I bring something to jot down notes or keep it completely casual?
Google search for real estate investing which lead me to the podcast. Thank God for Google!

I’m just now soaking up as much knowledge as possible on real estate investing, which in turn means I’m new to all of the available financing options. The interest only payments for a year on a flip kind of threw me, but after looking into it makes complete sense.

Has anyone had any luck with the hard money lender , Lending Home? Should I contact them when committing to our first deal? Some of their claims seem too good to be true.
