Got it. For now I think it will work for me and they are pretty cheap.

I've been looking for a lockset that I can get locally that has the ability to master key. The Kwikset Key Control looks like what I'm going to go with. Has anyone used them. Problems?

Open house is the only way to go in my opinion. Creates a sense of urgency and doesn't waste your time.

Nice to meet you. I'm in the same area but invest primarily in Covington.

Formica for low to mid range and granite for mid to upper. Maybe price Corian. It's in our firehouse and is holding up well. Next to tenants firefighters are the worst.

Can't you just go to court and when she doesn't show get a judgement by default?

Good work. Do you hold them all personally or in an LLC?

One of two things is true. Either you have a bad appraiser that is letting cosmetic defects of a couple units skew his appraisal or it truly is a bad deal at this price. That's for you to decide. Either request a new appraiser or drastically lower the sales price. Worst case is a no.
If the bank balks, remind them who the customer is. I've had to check them when they got a holier-than-thou attitude like thry are doing you a favor.

Go back to the seller and inform them it won't appraise. Renegotiate or walk.
