Hey everyone!

I stumbled across my original BP introduction last night and it felt like finding a forgotten time capsule. It's been years since I first joined the BiggerPockets community and I want to use this as an opportunity to reintroduce myself and give an update on my progress since this original post.

So much has happened in the last 7 years–

About 2.5 years ago, my wife, who’s travel nurse, and I left Atlanta to travel all over the US. We've lived in some amazing places like Missoula, Denver, Palm Springs, Tacoma, South Lake Tahoe, Nashville, Boston, and DC. We've had some amazing experiences and made lots of great memories while traveling the US, but now we're ready to plant some roots in the DMV area.

I bought my first and only property back in 2018 and started managing it myself. I picked up some valuable lessons on what to do, and maybe more importantly, what not to do. Before moving out of Atlanta, I sought out a property management company, which showed me long-distance investing definitely possible– so long as you have the right team in place.

Luckily, these experiences haven’t scared me off yet and I’m hoping to continue building my portfolio over the next several years. Medium-term rentals seem particularly enticing having just stayed in furnished rentals throughout our travels since 2020.  Now that we're slowing down a bit, I’m just starting to get back into research-mode by listening BiggerPockets podcasts and dusting off some RE literature.

If anyone in the DMV area would like to connect, feel free to reach out! I’m looking for suggestions on meetups (REIAs, investing clubs, etc.), references for investor-friendly agents in the DMV area, or potential opportunities to partner. As a full-time analytics consulting manager, I’m particularly skilled in data analytics, communication / presentations, all things technology, and project management.

Baltimore is a good spot for out of state investors, you can acquire properties relatively cheap (when compared to CA) and realize cash flow from day 1. Definitely requires a solid on the ground team, but thats investing out of state period. I've worked with a number of people living in CA who invest in Baltimore and love it.

I live in Baltimore and grew up in St. Marys County, so Im very familiar with the area. Im a strong believer in the rental market in SMC

Surprisingly, there are pockets of Washington DC that can net you significant cash flow using Section-8. I recommend looking into Dr. Joe Asamoah -- he is a prominent section 8 investor in DC. We had him as a guest on our podcast - the DC Real Estate Podcast, he was episode #10

FB groups - especially travel nurse groups if youre near hospitals

Look at airbnbs and extended stay hotels if you dont have a lot of FF comps

Baltimore, MD here. There is a lot of competition for MTR landlords around the hospitals and you have to really differentiate yourself through quality design, photos as well as offer a competitive rate. Gone are the days of getting exorbitant rates, you have to have a quality product with parking, in unit laundry etc. and also stay on top of your calendar and smart pricing if youre using airbnb. 

So in summation -- definitely trickier but if you are on top of it you'll still do well.
