Fort Wayne, IN. $90,000 just bought my wife and I a 1838 square foot home with a full basement, 2 car attached garage, good sized front yard and huge fenced in back yard, deck, and the house has been completely remodeled. Very nice neigborhood with spaceous yards, mature trees, and very low traffic.

Rich Dad Poor Dad.... just finishing up that book. Incredible.

What tics me off about my realtor is how it always seems like he just wants me to buy buy buy. Lately every home we look at I feel like he is trying to talk it up like it would be a great investment. I am actually in the process of finding a new one right now.

I also think alot of the realtors I have dealt with are lazy and don't have the drive, aren't hungry enough. Before anybody gets offended, I realize that like in every avenue in life there are people that are driven, and people that are lazy, so any realtors reading this I mean no harm.

My two cents.

I have two. Wait, two hundred. I will only name two. Buying a house just to get that first one under my belt. I bought a home that was in a less than average neighborhood, paid a little too much for it, and then listed it $5K too high and sat on it for 6 months over the winter. I just HAD to get that first deal. What did I learn? Patience.

Two. I bought a home from a lady that was a pack rat EXTREME, and gave her two weeks from closing date to move out knowing full well that she wouldn't be able to in that time frame. I ended up evicting her and not able to get into the house for 3 months. I HAD to get that second deal. What did I learn? Patience.

In the beginning I felt like this was a race and I now realize it is a marathon. Let us all be......... patient.

Yeah, cell phone is not a NEED, but totally makes life easier. It makes life difficult sometimes too though. Cable tv???? That's just crazy! I have to see my Cubs. See, I spend some nice afternoons with the computer and I love having the Cubs on in the background. I find it soothing. I guess it's all in how you look at things. I could probably save some $ by cutting back on alot of things, but I like them too much. My two cents....

Debt free.... yes... retirement? Realistically 10-15.

You could find out through a realtor that has access to MLS. You could also call down to the assessors office, they would know. I'm sure there are plenty of other ways but right now I am only halfway in to my first cup of cofee....

Thanks Bryan. I think that is the only thing that holds us back. Fear of the unknown. Another question I like to ask is, "Okay, if you did know what to do, what would it be?". Ask that the next time somebody says they don't know. Thanks for the welcome and I will do my best to keep things going!!

I wanted to say that I am happy to find this website. I have been flipping houses for about 4 years, and 1 year with my own company. Hope to learn and teach alot!!
